PROPERTY DEVELOPMENT SCHEME: 24 projects in the pipeline

2017 is said to be the year of projects. Private projects in the immovable property sector are on the rise. The Board of Investment has so far approved more than 20 projects under the Property Development Scheme. Most of them will kick off this year.

The construction sector is set to experience a major boost this year, with the kick-off of major projects in the property sector. The Property Development Scheme (PDS), introduced in 2015, in replacement of the Integrated Resorts Scheme and the Real Estate Scheme, has lured many investors. The total value of investment in these projects is estimated at Rs 18 billion. Below is a list of the main projects.

Royal Park, Balaclava

This project consists of 20 townhouses set over a land area of more than two acres. Included in this development is a leisure park. 

Maritime Realty Co. Ltd, Grand-Baie

Situated at Grand Baie, this project consists of 13 villas, 12 apartments, a gym, a spa, a café, a kids’ corner and a barbecue zone. The land area to be developed is three acres. The project will be developed in two phases, with phase one limited to the construction of villas. 

Parkside Properties Ltd, Sodnac

This is one of the first urban luxury villa project under the Property Development Scheme. Located at Sodnac, Parkside Properties consists of 74 apartments, six penthouses, a well-being centre and leisure facilities. The project is set over one acre of land. 

Les Jardins de Grand Baie Ltd, Grand Baie

This project situated at Grand Baie will have 16 villas and commercial units as well as office space. It will also include a kids’ playground and other sports facilities for residents. 

Barachois Villas Co. Ltd, Tamarin

This is a mega project in the West, with 106 villas and 70 apartments. The project will also house a restaurant, sports facilities, offices and a spa. The development necessitates a land surface area of nearly 50 acres. 

Grand Baie 38 Ltd, Sottise, Grand-Baie

Grand Baie 38 Ltd is a new development on 32 acres of land at Sottise Road, consisting of 117 villas, 40 apartments, a well-being centre, a business centre and restaurants. This project will require investment to the tune of Rs 2 billion. 

Molinea Property Ltd, Saint-Antoine

This is another mega project in the North, at Saint Antoine, near Goodlands, and consisting of 80 apartments, 20 penthouses, 30 serviced land plots, a boat storage area, a kids’ club, a commercial unit, a well-being centre, a restaurant and a beauty parlour. The project will be developed over 17 acres of land. 

Yellow Futures Ltd, Grand-Baie

Set over three acres of land in Grand Baie, Yellow Futures Ltd is a project consisting of 43 apartments, 17 penthouses, a café and a kids’ playground as well as a gym. 

Zhong Si Co. Ltd, La Salette, Grand-Baie

Zhong Si Co Ltd is a Chinese project in the North of Mauritius, with 35 villas and a club house. 

United Properties Ltd, Caudan

United Properties Ltd is a mega project which will transform the Caudan area. A project by United Docks, it consists of 99 apartments, one supermarket, a café, a restaurant and office spaces. The project will be set over two acres of land at the entrance of Caudan. 

Sand Trio Ltd, Trou-aux-Biches

Un Sand Trio Ltd plans to construct 11 villas, three apartments, a gym, a café and a well-being centre in Trou Aux Biches. 

Kahoona Ltée, Mare-Sèche, Grand-Baie

Kahoona is a development of 25 duplex one villa, a café, a medical centre and offices. The project is located at Grand Baie.

Palm Bay Villas Ltd, Tamarin

Palm Bay Villas is a small project in Tamarin, consisting of nine apartments, three penthouses and a gym, as well as a well-being centre with a spa. 

Au Fil de l’O Ltd, La Mivoie

Situated on the west coast at la Mivoie, near Tamarin, Au Fil de l’O is a residential development of 24 units, with a bio spice garden, a gym and lots of green spaces. 

Pereybère Future, Pereybère

Pereybère future is a development of 25 villas, a gym, a kids’ playground, a Property Management Office, a lounge and a meeting room. The project is set over three acres.

Mire View Ltd, Grand-Gaube

Mire View is a project of 14 villas, 12 apartments, three penthouses, a clubhouse, 

Pierre de Lune Ltd, Petit Raffray

The village of Petit Raffray will house a PDS project, Pierre de Lune, consisting of 20 villas and eight apartments as well as two penthouses. The project also has a commercial component and leisure facilities. 

Constellation Marguery Ltd, Tamarin

This is a small scale project on the west coast, comprising of five villas, one duplex and a gym.

Prometheus Halcyon Ltd, Grand-Baie

Grand-Baie remains a much sought after area for PDS investment, with another project, Prometheus Halcyon Ltd, consisting of 25 villas, 12 apartments, two penthouses, a gym, a leisure centre, a club house and a well-being centre. 

Vallouise Ltd, Pereybère

Vallouise Ltd is a project in Pereybère comprising of 24 apartments, seven penthouses and a well-being centre. 

Gecko River Lodges Ltd, La Mivoie

La Mivoie, Tamarin will see yet another project, the Gecko River Lodges, consisting of 12 villas, a bio spice garden, a gym and a well-being centre. 

Résidence Terre de Sel Ltd, Tamarin

This is a small project of seven villas and a commercial unit. 

Villanessa Ltd, Mare-Sèche, Grand-Baie

Villanessa Ltd is a development in Grand Baie, comprising of 10 villas, three apartments and leisure and commercial facilities. 

Araceae Lodges, Nouvelle France

Araceae Lodge sis a project situated at Nouvelle France, and consisting of 22 villas as well as a well-being centre.
